Representation Summary:

The access points from Spindlewood Drive and Barnhorn Road are not at all viable for the following reasons:

1. The entrance to Barnhorn Manor from Barnhorn Road is too narrow for large construction vehicles and it has been demonstrated there is not enough room for their turning radius.

2. The entrance to Barnhorn Manor is too close to an S bend so a narrow ghost lane for traffic turning into Barnhorn Manor entrance would be dangerous with potential traffic queues in the middle of the road presenting a hazard to traffic coming round the bends from the west.

3. Measures to "discourage" rat running would not be effective since current rush hour traffic queues are so long that motorists will inevitably cut through any development in order to avoid long delays. These delays will become even worse as more homes are built at Rosewood Park and the traffic lights become operational.

4. To avoid an inevitable tailback in Meads Road leading up to Cooden Sea Road during morning rush hour, traffic exiting the Spindlewood development would inevitably seek to turn down Maple Walk, which is a private and very narrow road maintained at the expense of its residents.

The access points from Spindlewood Drive and Barnhorn Road are not at all viable in spite of what highway authorities may have said for the following reasons:

1. The entrance to Barnhorn Manor from Barnhorn Road is too narrow for large construction vehicles and it has been demonstrated there is not enough room for their turning radius.

2. The entrance to Barnhorn Manor is too close to an S bend so a narrow ghost lane for traffic turning into Barnhorn Manor entrance would be dangerous with potential traffic queues in the middle of the road presenting a hazard to traffic coming round the bends from the west.

Discouraging motorists from doing so would again be futile. People have to get to work or deliver their children to school by a certain time. As such, they will take the quickest route even if it means ignoring any measures to "discourage" them.

Representation Summary:

The increase in traffic volumes/noise/air pollution will have a severe impact on Barnhorn Road and roads leading to/from Meads Road. The traffic surveys supplied by the land agent have proved to be inaccurate and 'tailored' to meet requirements rather than reflect the daily misery of the A259.

The proposed Barnhorn Road access is ill thought and just not workable. The houses immediately adjacent and opposite will have restricted views to access the A259 and in peak times will not be able to use their driveways. This will be the site access and is too close to the 'S' bend heading west let alone the proposed ghost lane.

Meads Road, Spindlewood Drive,Maple Walk and Maple Avenue are totally unsuitable for the heavy traffic volumes (some of which are unadopted) that will occur.

The proposed road will just become a 'ratrun" between Cooden Sea Road to Barnhorn Road and vice versa. Rosewood Park residents, visitors' delivery vehicles will also use the 'ratrun' to gain access to and from Little Common.

It is evident no consideration has been given in respect of the increased air/noise pollution and is sadly lacking from the DaSA.

It is fully evident the increase in traffic volumes/noise/air pollution will have a severe impact on the Barnhorn Road and roads leading to and from Meads Road. The traffic surveys supplied by the land agent have proved to be inaccurate and 'tailored' to meet requirements rather than reflect the daily misery of the A259.

The proposed Barnhorn Road access is ill thought and just not workable on a daily basis. The houses immediately adjacent and opposite 6-8 in total will have restricted views to access the A259 and in peak times will not be able to use their driveways. This will be the site access and is clearly too close to the 'S' bend heading west let alone the proposed ghost lane which as stated will impact on the adjacent properties.

Meads Road, Spindlewood Drive,Maple Walk and Maple Avenue are totally unsuitable for the heavy traffic volumes (some of which are unadopted ) that will occur as a direct result of the Spindlewood development.

It is plain to see the proposed road will just become a 'rat run" between Cooden Sea Road to Barnhorn Road and vice versa. Rosewood Park residents, visitors' delivery vehicles will also use the 'rat run' to gain access to and from Little Common School/Shops/Clubs etc.

It is evident no consideration has been given to the site in respect of the increased air/noise pollution and is sadly lacking from the DaSA document.

In summary there can be no justification for the proposed site access.
