Representation Summary:

The access points from Spindlewood Drive and Barnhorn Road are not at all viable for the following reasons:

1. The entrance to Barnhorn Manor from Barnhorn Road is too narrow for large construction vehicles and it has been demonstrated there is not enough room for their turning radius.

2. The entrance to Barnhorn Manor is too close to an S bend so a narrow ghost lane for traffic turning into Barnhorn Manor entrance would be dangerous with potential traffic queues in the middle of the road presenting a hazard to traffic coming round the bends from the west.

3. Measures to "discourage" rat running would not be effective since current rush hour traffic queues are so long that motorists will inevitably cut through any development in order to avoid long delays. These delays will become even worse as more homes are built at Rosewood Park and the traffic lights become operational.

4. To avoid an inevitable tailback in Meads Road leading up to Cooden Sea Road during morning rush hour, traffic exiting the Spindlewood development would inevitably seek to turn down Maple Walk, which is a private and very narrow road maintained at the expense of its residents.

The access points from Spindlewood Drive and Barnhorn Road are not at all viable in spite of what highway authorities may have said for the following reasons:

1. The entrance to Barnhorn Manor from Barnhorn Road is too narrow for large construction vehicles and it has been demonstrated there is not enough room for their turning radius.

2. The entrance to Barnhorn Manor is too close to an S bend so a narrow ghost lane for traffic turning into Barnhorn Manor entrance would be dangerous with potential traffic queues in the middle of the road presenting a hazard to traffic coming round the bends from the west.

3. Discouraging motorists from doing so would again be futile. People have to get to work or deliver their children to school by a certain time. As such, they will take the quickest route even if it means ignoring any measures to "discourage" them.
