The area proposed for development is poorly drained. Surface water used to run into a ditch along the edge of the site. This ditch has become overgrown/silted up. Drainage/surface water runs into a pond belonging to Old Redford. From here, pipes lead water into the Farleys way area.

This works during light/moderate rainfall. Heavier rainfall results in the water overflowing into the land of Old Redford to Main Street, regularly flooding land/houses on both sides.

Run-off from the proposal could not be contained without extensive drainage. Failure to implement proper drainage will likely result in regular/serious flooding of existing housing.

Surface Water Drainage, Peasmarsh (PS24)
The proposal recognises the possible need for SuDS (which has been interpreted to mean Subterranean Drainage Scheme). The area that is proposed for development (PS24) is indeed poorly drained. Drainage and surface water used to run into a ditch that goes along the edge of the site down to main drains on Main Street in Peasmarsh. This ditch has become overgrown and silted up over the years. Because the ditch is blocked, drainage and surface water runs into a small pond belonging to Old Redford (Redford farmhouse on the map). From here, a series of pipes lead the water into the Farleys way area. What happens thereafter is unclear.

This only works during light to moderate rainfall. Heavier rainfall results in the water from the remains of the ditch overflowing into the land of Old Redford. From there streams formed from flood water continue onto the road from Old Redford to Main Street, flooding land and houses on both sides. This is a regular occurrence. With 1.5 ha in the development area effectively covered with buildings and hard surfaced road, the run-off could not be contained without an extensive drainage programme. If further consideration to the proposed site is to be entertained, this must be resolved before any planning permission be granted. Failure to implement proper drainage is likely to result in regular and serious flooding of the existing housing on both sides of the road leading from Old Redford to the main street, including the existing Farleys way development.
