The inhabitants of Elmsmead will suffer from noise, dirt and the passage of construction vehicles while the proposed dwellings are being built, and from increased vehicular traffic once they are occupied.
The field to the west of the proposed site was drained in the 1960's and the site itself has always been extremely wet.
A farm right of way that curves round the westernmost corner of the proposed site exists and leads, via Elmsmead, from the field mentioned above to the main street.
