In view of the known landslip / coastal erosion problems encountered at Fairlight and Rother's extensive coastline these issues should be given equal prominence in the Core Strategy with flooding. There should be specific policies and cross reference to central government policy. All this should feed into specific policies for Fairlight.

In Fairlight (Rockmead Road and previously Sea Road) many homes have been lost to landslip / coastal erosion and in 2007 remedial work costing over £3 million was carried out. The works depend on over 50 pumps which are due to be turned off in 2057 due to representations by Natural England (the cliff is SSSI). The area requires continual monitoring and maintenance. New development in the vicinity of the cliff may be unsustainable and liable to add to groundwater problems, exacerbating cliff stability problems. There should be cross reference to central government policy on development in these circumstsnces, as has been done elsewhere with reference to flooding.
Rother has an extensive coastline. Specific policies would be expected for the District on a par with those for flooding. This should feed through into specific policies for Fairlight.
