Yes but need to ensure there is a demand for sheltered dwellings, that they can be filled and enough funding available to provide the support needed. Older Persons schemes have a high level of service charges, this impacts on the amount of money left to pay the rent. With benefit caps affordable housing providers and residents may not be able to afford to build, manage or live in these development

Yes agree but only if there is proof that this is sustainable and supported by the local community - allow some flex to change to residential if none of the above fits.

Yes to the remaining site but should be considered for younger age group for example 1 and 2 bed with a smaller number of specialised housing within the development. We already have 6 flats for older persons at Godden Gill is there a demand for more? can it be sustained if more are added.

Affordability for the residents and the providers is key to a sustainable scheme and locations and demand needs to be looked at fully.
Although rural areas need affordable housing, not all rural areas have public transport links or local amenities, this makes it hard to let as affordable rent so only suits shared ownership. Affordable Rent should only be allocated to rural areas where there is public transport links but again they need to be affordable.
Employment opportunities, there doesn't seem to be any requirement for developers to provide training or apprentices, or using local people to work on the development.
Older Persons and Specialist Housing for Older Persons, there isn't an indication of age groups between either Specialist or Sheltered. This needs to be defined.

The Council will need to ensure that there is sufficient demand in this rural location for sheltered housing/ retirement living.
AmicusHorizon have an existing sheltered scheme in Westfield, in a more central location to village amenities.

AmicusHorizon own Extra Care schemes, older person schemes, affordable rented and shared ownership . We've several schemes for specialised older persons are not always able to re let due to location so end up with voids. The affordability of the specialised units are expensive for both the residents and provider.

No to (c) 5% at M4(3) (a)- needs consideration on a scheme by scheme basis dependent on location.
Potential end users identified prior to planning approval the Occupational Therapists work with the developer and relevant parties on design.
