Yes agree but perhaps reduce the timescales for marketing. There are plenty of schemes that are left abandoned for long periods of time that could be resolved if there was a more flexible approach on a scheme by scheme basis. Perhaps, LA contributions could be used to help local communities run buildings that are community hubs etc.

Prefer Option C - any scheme 5 units and below probably wouldn't be viable if contributions were required, so this in turn could reduce the number of schemes/homes been built

Yes to (a) National Internal Space Standards (Option A)
AmicusHorizon own Extra Care schemes, older person schemes, affordable rented and shared ownership . We've several schemes for specialised older persons are not always able to re let due to location so end up with voids. The affordability of the specialised units are expensive for both the residents and provider.

No - it is hard to justify in some circumstances keeping a Strategic Gap. Flexibility to allow developments to be considered on a scheme by scheme basis. There may be some sites that are suitable for self build or custom build
