Wates are supportive of the proposed allocation at BX27 and look forward to working with the Council to develop the vision for the site and the wider West Bexhill area. We have prepared a Vision Document to demonstrate how the site could come forward. With the benefit of detailed site surveys, we consider that the site developable area may be slightly less than that indicated by the Council. In addition, we have suggested revisions to the proposed access strategy to ensure that emergency access can be provided. Minor comments are also provided in respect to heritage. Whilst we do not doubt the need for a school, we suggest that this is best accommodated through a holistic masterplan approach (which could result in the school site being provided on another site). The requirement for a post office and a bank is also considered too prescriptive to meet relevant soundness tests.
