Representation Summary:

I am writing to express my full support for HG4, Land at The Lodge, London Road.

The Council’s Interim Sustainability Appraisal identifies HG4 as a well performing and sustainable location for growth, noting that the site can be safely accessed from the A21, does not flood, and benefits from good connectivity to the village centre. These are critical factors in demonstrating that the site is both deliverable and suitable in planning terms.
Hurst Green is in genuine need of new housing, particularly homes suitable for young professionals and families. The proposed mix, including 40% affordable housing (around 60 homes), represents a meaningful contribution to local needs and is of a scale that will support registered providers in securing grant funding. This level of affordable provision is rarely achievable on smaller or more constrained sites, reinforcing HG4’s strategic importance.

I am also encouraged by the potential for this development to support wider infrastructure improvements. As the Sustainability Appraisal suggests, the scale of HG4 provides the capacity to deliver community, leisure, or retail space as part of a mixed use scheme, subject to viability. These facilities would bring long term social and economic benefits to the village, supporting local employment and reducing the need for residents to travel elsewhere for basic services.

From a highways and safety perspective, the development presents a valuable opportunity to deliver an improved and safer road layout along the A21 corridor through Hurst Green. The existing highway environment is challenging, and the size of the HG4 allocation allows for meaningful engineering interventions to support better traffic flow, visibility, and junction safety — improvements that would not be achievable through smaller, piecemeal developments.

In my view, HG4 represents a well planned, sustainable, and infrastructure led allocation that will deliver significant long term benefits for the community. I urge the Council to take forward this site within the emerging Local Plan.
