In principle I agree with the site. However, I do not think the use of the small piece of farmland on the south east should be included as it obstructs views/amenity from nearby homes. If extra land is required then it might be better to take equivalent farmland from the northeast but I'm not sure it's needed. Also screening needs to be all round except by the road.

Need for parking restrictions at junction of Hobbs Lane and the main road. Buildings should be in style appropriate to the local area.
This is a sensible proposal for this site. Consideration should be given to the vehicular access into the junction of Hobbs Lane and the main road as this is often obstructed by parked vehicles. There should be restrictions on parking from the mouth of Hobbs Lane up the footpath entrance leading to Coombs Cottages. Large lorries have difficulty in trying to access the frozen food factory opposite the proposed site. Construction traffic would also be hampered by the current junction layout.
Any new development should be in the local Sussex style of architecture rather than off the peg designs which could be built anywhere.

1.The plan outline in red cuts through our land.
2.This is where our septic tank/associated soakaway is situated (access to this area is needed).
3.The footway link-Hobbs Lane is narrow and already tries to accommodate lorries. Even a one metre path will dig into our land and/or render the road impassable.
4.The plan includes a large proportion of arable farmland-not industrial land!
5.It states Manroy Engineering has failed to find another occupier but has never displayed for sale/let signs, neither has it been maintained as a reasonably marketable property.
6.We are concerned as to how this affects our property value.
We live at (own) Donkey Lodge adjacent to the proposed site.
There are various initial comments to make:
1. The proposed plan outline in red (fig 69 FO15 p 222) cuts through our land.
2. Re the above, this is where our septic tank and associated soak away is situated. We also need access to this area which looks like it will be lost (emptying x 4 per year) - creating Hygiene, Safety and Environmental issues.
3. There is a proposal for a footway link to the intended properties in front of our property (fig 70 p223). Hobbs Lane is already narrow and already tries to accommodate articulated lorries to the industrial areas and large agricultural vehicles to and from the farms. A two or even one meter path as proposed will again, dig into our land and/or render the road impassable.
4. The plan outline ALSO includes a large proportion of arable farm land - not part of the industrial area! (> 50%)
5. Your document page 222 states that Manroy Engineering has failed to find another occupier (despite marketing) , yet there has never been any for sale/let signs seen on the property, neither has it EVER been maintained in a fit state as a reasonably marketable property, nor have we ever seen it advertised in any agents - so it is not surprising it is in disrepair.
6. We are seriously concerned as to how this proposal now affects the value of our property.
These are initial and personal concerns, and not part of a community objection.

As a resident of Buddens green, I oppose this development for the following reasons, is it in unkeeping with the rest of the main street, the through traffic to the rear will be too much for the Green, the land to the rear of Buddens green is also very pretty and a host to wildlife, the Hobbs lane site is much better suited and already a built up area, i would prefer to see houses in that location rather than spoiling the looks and current houses within Buddens green.

This area behind Buddens Green is truly beautiful, the flowing fields, very busy wildlife area. Living right next to site would totally change my views of the country side, the light will change and noise level. My family's quantity of life living in the country side will be destroyed.

I do not agree with the proposal to build 12 new residential homes on the site identified on the map shown. This whole area in Hobbs Lane has been overdeveloped with social houses since 1950. To add further social houses in the same place in Beckley is very likely to lead to the ills of modern life, such as vandalism, gangs of youths etc. Again small developments dotted around the village would be a better idea.

We feel the lane to access Manroy's site is not ideal. It is restricted with the many cars that park there.

We feel the Manroy's site is not the most ideal location as the lane to get the site is not ideal. It is restricted with the many cars that part there as you first come into Hobbs Lane.
The extra cars that would be using it would only add to the problems.

We feel the field really doesn't need to be included in the site, there should be ample room on the Manroy site and car parks to take the houses without using the field.
We are really worried the impact this will have on our home and garden as the new houses will back directly onto our garden. We have attached a photo of the view from our garden so you see the view from our garden and how much of an impact it will have on us. The noise and dust is also a worry while the work is being done, especially if it was that close.
All we ask to consider just the Manroy site and not the field too as well it really isn't needed. We are happy accept change and growth and would be happy to see the Manroy site used for housing if needed.

By building on this brown-field site Beckley is losing business-use land which means a green-field site must be allocated for local employment and 'infrastructure'. Environmental evangelists would throw a wobbly at the extra man-made emissions through commuting to Hastings to work! However, no one can be forced to run a business!
