Given the level of development proposed, it warrants a local centre which can meet the needs of the new residents.
It would be entirely sustainable to provide a local centre which includes a quality supermarket and in developing the Masterplan, this provision should be made.
The Masterplan recognises under paragraph 6.11 that the quantum for retail provision will be dependent on the housing numbers and type/scale of such employment that comes forward and, as such, we agree that the minimum of a small foodstore should be provided.
The Masterplan should ensure that there is sufficient flexibility for suitable retail provision.

Re: Figure 8 and paragraphs 6.49, 6.54 due to the topography of the land, the school would be more appropriately located north of Upper Worsham Farm.
Re: paragraph 6.50, the County Council does not intend to build a nursery school at this location but, would wish to see relevant childcare facilities ideally attached to the school or community facilities.
Under Paragraph 6.51, library access points should be added.

Concern over the proximity of the employment areas at back of houses in Bodiam Avenue. Loss of views and fear of house depreciation. High Street junction with Wrestwood Road not practicable, considering volume of traffic, bends and concealed entrances. Also, no footpath by St. Mary's School. Possible relocation of High Street to area opposite The Glades making use of new traffic lights.

Is concerned that Wrestwood Road is approaching maximum capacity. There is a presumption that the employment land will use the new Link Road however, it will still generate traffic on the main Bexhill Road network. Hastings connections to the development are also relevant. Believes current demographic makeup is part of its charm.

Within the text it should be noted that the site would need to make provision for a combined footway/cycleway link across Pebsham Stream to the north, to assist transport permeability between Pebsham and the remainder of the BX2 Policy Area and also that the development proposal should be supported by a Transport Assessment.

The access roads, shown in the Local Plan Proposals Map that serve North East Bexhill connect directly to Wrestwood Road in addition to the arterial road linking to Pebsham Lane shown in Figure 8, would lead to a more sustainable and integrated form of development for the BX2 Policy Area, including bus access through the high density housing area. (N.B. Pebsham Lane is not shown as an arterial road.)

Welcome paragraph 6.51 reference to a church and would like to assist with its provision to serve the whole community, including weekday activities for all ages. Ample land should be designated and the developer required to provide a church with a main hall the size of at least 4 badminton courts. A location better placed to serve all Pebsham is preferred.
